Start tapping and insert your information and assumptions. Saving is automatic. Anything blue is a button and does something to help you — like letting you enter a value, open a pane, see a popup, or move to a new screen.
Note: Dashflow is a professional tool and targeted for institutional investment with standard abbreviations and little explanation. It is not for the amateur.

On downloading, open in Dashflow or choose "Copy to Dashflow" from the Apple Sharer. Imported deal files will be found in SAVED DEALS.

LAYOUT OF THE APP
After Login, the HOME screen allows you to start a NEW DEAL and provides access to previously SAVED DEALS and current SETTINGS. These are the 4 Dashflow System Screens that govern all particular deals and it is worth getting thoroughly familiar with them.
The SAVED DEALS screen allows you to open any property analysis that you have commenced. Use the sort facility and folders to create order as the number of your deals increases. Deals can be selectively opened and, if needed, your memory can be jogged by tapping on the Preview icon. You can provide and see the Location. The Memo icon allows you to leave yourself a private or a public note about the deal using voice entry or a keyboard. The More ••• icon provides further options: Export lets you immediately share the deal file without needing to open it. Duplicate allows you to create multiple versions of the same deal to try out alternative complicated scenarios; Deal Settings lets you change the deal name, alter capitalisation reporting, and see and change your Day-1. Use the blue guide icon in the top margin of SAVED DEALS to learn more about this screen.
The SETTINGS section allows you to set your PREFERENCES in aesthetic and usability matters. DEFAULT MANAGEMENT allows you to pre-program a large number of CRE variables before any New Deal is started, which can speed-up work immensely. It is now developed to enable multiple default systems, with definitive versions imported from (or exported to) a corporate repository. The INFO screen provides access to this page and to a variety of other support resources. The ACCOUNT screen shows usage information and lets you reset your password. Finally, the DEVICE button takes you to Apple's System Settings.
You will analyse a deal by using 2 dashboards: the CASH FLOW screen which is a dynamic dashboard doing multiple instant calculations, and the ASSUMPTIONS & OUTCOMES screen which is the master dashboard from where everything is accessed, either for inputting or for reviewing and exporting.
The CASH FLOW screen is designed to allow you to alter the buy and sell prices/yields, the loan-to-value ratio, and the duration of investment—all with simple gestures like taps, swipes, pinches, long presses. It calculates on the fly letting you instantly see the effect of changes on investment parameters like IRR, yields, profit multiple, and exit valuation. Use swipe to change pricing and LTV. Use a simple tap to see/hide more on the screen, and a long press to go to a different screen with more details.
This screen, like all more complex screens, has a guide icon (that little blue light bulb) which can be tapped to see an overlay with notes to assist use of the screen.

The ASSUMPTIONS & OUTCOMES screen is where you organise the input of all the details by using personal knowledge, by making guesstimates, or by accessing data from your own firm or others. It is also where you can check a range of standard reviews of your appraisal. Most importantly, it allows you to send your deal file to another Dashflow user or, if necessary, to customer support.
The various Assumptions Categories are self-evident and each takes you to a screen which has the facility for multiple panes. Most of these screens and panes will be filled with default values you have set for your particular market. You can visit any pane as often as you want, adjusting values or completing values as details emerge. All panes within a particular screen function as a Unit and changes are saved together or cancelled together when you exit the screen. You will likely exit either to examine a particular Lease or to return to the Dashboard.
Remember: Every change made anywhere in the system is immediately reflected in the CASH FLOW screen.
The various Review possibilities for the deal are continuously expanding. They include: •an instant Preview of the Deal at whatever stage you have reached; •checking a range of important yields including (for UK investors) equivalent yields; •getting an exit valuation and a residual valuation; and •seeing key lending and risk parameters. Here is where you can take advantage of the app's exporting capabilities: as well as the Dashflow™ deal file, you can • create and email a DashModel™, which is an independent fully operational Excel Workbook; and •share other useful deal documentation for yourself, colleagues, business partners and your committees.

REMINDER: Keep your app and device updated. Check out details of major update changes, which are emailed. For maximum security and to avoid clashes with other users when you share, always work on the latest Dashflow update, and install the latest version of the iPhone/iPad iOS.
