Steps to Confidence in Importing with Dashflow
Importing Tenancy Schedules (Rent Rolls) via a standard Excel Workbook file is one of most powerful and efficient features of Dashflow.  Although importing is quick and easy, initial attempts often cause users unnecessary grief. This webpage is dedicated to helping you avoid common pitfalls. We are dedicated to ever more sophisticated and trouble-free importing.

New import feature:  As from v1.16, you can ensure the building graphic appears as a more realistic footprint or stacking plan. To get this result, you will typically need to spend some minutes modifying the rent roll, longer for a more complex property.

STEP-1A:  Understand importing & try with these two Tenancy Schedules.
First:  You can import any standard xlsx tenancy schedule from your email, OneDrive, GoogleDrive, messages &c via Apple's uploader. Tap to use the share icon or "open in another app" command. 
Then:  You must process the import via the Cash Flow button in the NEW DEAL screen.

Both files offered here represent the same deal and will give the identical result in Dashflow and the DashModel. However, the first file is neat and standard, and so imports without special assignment of column headers (even though you are offered the option).  While the second file is somewhat messy and also requires your assistance with assigning some column headers.

​You can directly download or shares these files using your mobile browser and upload to Dashflow via the "Copy to Dashflow" option.

STEP-2:   Read (or read again) these three Screen Tips:   • NEW DEAL: Cash Flow & Importing Rent Rolls (Tenancy Schedules), • DASH IMPORT and  • IMPORT CHECK

Please note the following: 
  • Always preview and check your tenancy schedule and its headers before importing: make sure it meets the minimum requirements (see NEW DEAL tip)
  • Adhering to the few specified requirements provided in Screen Tips may involve making one or two quick and simple tweaks to your Excel file. 
  • Any Excel rent roll file created via DF Converter must be cleaned and checked prior to attempting an import. See details here.
  • Dashflow can help you deal with problematic column headers during the importing process:  see Import Check screen in Screen Tips.
  • The possible variations in Excel rent roll files is simply enormous, and although Dashflow can cope with much variety in rent rolls, there is a limit.  
  • As a rule, if a human being would be confused about what is meant, then you can be sure that the software will be unable to process the data.​
 But if you've been sent the spreadsheet from hell, move to Step 3.
​STEP 3:   Ask an assistant to use our Clean Import Guide to convert any recalcitrant Excel file to a usable version in just a few minutes.

STEP 4:   If your cleaned-up Excel file still refuses to be imported, then email support being sure to:
  1. Attach a copy of both your original file and the cleaned-up file, and
  2. State your Dashflow version and your iOS version: you are, of course, using the latest update of both, aren't you?  
On receipt of your email, our developers will investigate the issue and you will be informed of the result. This may well lead to improved advice or a coding fix in the next public Dashflow release.  In this way, your issue will have assisted the community of Dashflow users, just as resolving their issues will invariably assist you. Over time, Dashflow will naturally become an ever more effective and trusted modelling standard throughout the CRE sector.
